Feasibility
- Review clients objectives and prepare functional brief.
- Prepare high level estimate of costs to establish a budget.
- Prepare a master programme.
- Prepare a risk assessment.
Business Case
- Manage the preparation of concept design drawings.
- Manage the preparation of a detailed cost plan.
- Prepare a detailed programme.
- Identify statutory approval requirements.
- Assess any key risk factors.
Development Approval
- Manage the preparation of development approval documentation for Council.
- Obtain development approval.
Construction Certificate
- Manage the preparation of construction certificate approval documentation for Council.
- Obtain construction certificate.
Procurement
- Tender and award contracts to design consultants and the builder.
Construction and Commissioning Services
- Manage the preparation of detailed design documentation.
- Monitor construction progress against the master programme, whilst determining the appropriate corrective action should unfavourable variances develop.
- Monitor construction costs against the approved cost plan, ensuring the cost of the works do not exceed the approved budget.
- Weekly site meetings and site inspections.
- Co-ordinate the rectification of defects throughout the defects liability period.
- Manage the communication process with the adjoining neighbours.
- Manage the process associated with obtaining of the certificate of occupancy.
